You have one chance to show the house at its best. Our job is to make sure the first impression is an honest one — of the property, not of the furniture in it.

We work with a small number of sellers each quarter whose properties deserve a thoughtful, architecturally considered staging. The engagement typically runs four to six weeks from walkthrough to photography, with a full install the week of listing and a soft de-install after the close.

Every project begins with a private walkthrough. We will tell you, candidly, whether staging is the right investment for your property and your price point. If it is not, we will say so. If it is, we will tell you exactly what the scope should be, what it will cost, and what return we expect it to produce.

Whole-home staging for primary residences and legacy estates, typically $2M–$25M, in San Diego, Orange County, and select Los Angeles submarkets.

02Process

Private walkthrough → proposal → install (2–3 days) → photography support → de-install after close.

03Outcome

Listings that photograph cleanly, show confidently, and give a buyer room to imagine themselves already there.
